Complete Rental Guide

From search to move-in — the step-by-step process of renting a home in India.

Renting for the first time or want to avoid brokerage and mistakes? Follow this simple, proven process to find, verify and move into the right home.

Set budget Shortlist Verify owner Agreement Deposit Move in

1. Set your budget

Keep rent under ~30% of income (use our Rent Affordability Calculator). Factor in deposit, maintenance and bills — the Move-in Cost Calculator shows the total upfront cash you need.

2. Search & shortlist

Filter by area, budget and type. Prefer owner-listed, zero-brokerage homes. Shortlist 3–5 and visit in person or on a video call before deciding.

3. Verify & agree

Verify the owner's identity and ownership, agree the rent, deposit, notice period and who pays maintenance. Always put it in a written rent agreement.

4. Deposit, receipts & move-in

Pay the deposit and first month's rent, collect a signed agreement and rent receipts (great for HRA). Document the flat's condition with photos on day one.

How much deposit is normal?

Commonly 1–3 months of rent, refundable at move-out after deducting dues or agreed repairs.
